We are raising £220,000 to deliver a new Caffeine Addict coffee shop positioned to serve both hotel guests and the strong public footfall generated by this city-centre location.

The investment offers a 9% annual return over a projected 36-month term, delivering a total return of 27%, with quarterly interest payments commencing from 5 February. Investor capital will be secured by a corporate guarantee from Roomzzz, with exit achieved via refinance once the café is fully stabilised.

The partnership between Roomzzz and Caffeine Addict creates a natural operational and commercial synergy. Located just a five-minute walk from Leeds train station, this site offers an ideal launch platform for rolling out the concept across the wider Roomzzz portfolio
