We are now raising our second tranche of funding for the new Wicker Island build-to-rent (BTR) scheme in Sheffield. The riverside-development will involve demolition of existing buildings to create a new gateway site with a mix of 101 studio, one-bed and two-bed apartments along with exceptional communal facilities.
This second tranche of funding for £500,000, secured via an equitable charge on the same terms as the initial raise - 12% per annum, equating to 26% over the projected 26 month term. The return for this project will be rolled-up and paid at the end of the term. Exit will be via refinance of the scheme, once the works are completed and the site is occupied, this is projected for Q2 2026.
This site is located at the confluence of three of the most exciting areas in Sheffield - Kelham Island, Castlegate, and West Bar. The gateway location coupled with The Parklane Group’s ability to deliver to a high quality make this an attractive proposition.
